A tired period home taken back to brick where it needed it and rebuilt top to bottom — wiring, plastering, kitchen, bathrooms, floors and decoration.
The brief. The owners had just bought a run-down period house and wanted it brought up to a proper modern standard throughout before moving in — without stripping out the original character.
The challenge. A full refurb is really ten trades in one job, and the risk is always the sequence. If the trades turn up in the wrong order, you pay twice — chasing walls that are already plastered, lifting floors that are already laid. The old house hid the usual surprises once we opened it up.
How I did it. I sequenced the whole job up front — strip-out, first-fix electrics and plumbing, plastering, second-fix, then kitchen, bathrooms, flooring and decoration — so each trade ran into clean, ready work. One programme, one point of contact, and problems solved as they surfaced instead of left for the next trade.
The result. A warm, straight, properly finished home that keeps its period feel — restored fireplaces and herringbone floors alongside a new kitchen and bathrooms.
