Unused roof space turned into a calm double bedroom with its own en-suite — an extra proper room without losing an inch of the floors below.
The brief. The family needed another bedroom but didn’t want to give up garden or ground-floor space. The roof was sitting empty, so that’s where the room went.
The challenge. Lofts live and die on three things: head height, where the stairs land, and the structure. Get the stairs wrong and you lose a bedroom below to make the new one. The existing ceiling joists weren’t sized to be a floor, so the structure had to be brought up to spec before anything was loaded onto it.
How I did it. I set out the stairs first, against the head-height survey, so the new flight landed without eating the room below. New floor joists and the dormer went in to the engineer’s spec, then insulation, the en-suite first-fix and the fit-out — with Building Control signing off each stage as we went.
The result. A warm, bright double with an en-suite and proper storage in the eaves — a real bedroom, not a box room, and the house below left untouched.
